The Gold service is designed for Landlords who would like Stuarts Property Services to deal with everything.

The Gold Service will incorporate all the benefits of the Silver Service up to and including moving a tenant into a property, and providing a full inventory list. Then...

  • Deal with the general day to day running of your property.
  • Be the first port of call for any enquiries that the tenants may have regarding the property and general tenancy queries.
  • Be the contact for tenants to report any maintenance and repair issues. We identify the contractor needed to resolve the problem and arrange for the work to be carried out. Where, any major repairs or expense may be necessary, we will of course contact you to discuss the various options.
  • Ensure that Gas Safety Checks are carried out annually to keep in line with legal requirements.
  • Carry out regular property inspections this ensures that the tenant is looking after it and complying to their TA.
  • Perform rent reviews at annually as per terms and conditions of the tenancy agreement.
  • Collect rent. Should arrears arise, we will make every effort to clear these by following legal protocol.
  • Provide monthly statements which will show all transactions on your account. If requested, we will also send copy statements to your accountants. Monthly payments are sent by bank transfer.
  • We specialise in overseas clients. We can arrange tax payments on your behalf.
  • If you have any queries during the tenancy, we will always be happy to help and provide advice.
  • Prior to a tenant moving out, we will carry out a Pre Move Out Inspection to give advice to the tenants on anything that they need to do before they move out to ensure that your property is handed back to us in a good condition.
  • At the move out, we will carry out a full inventory check and liase with tenants over any dilapidations. Deductions will be taken from the deposit, where applicable.
  • Stuarts are proud members of NALS offering client money protection.

  • When a tenancy ends, we will immediately re-market your property (unless instructed otherwise) and make every effort to secure a new tenant.
